01About these terms

This website at www.abpropertyuk.com is operated by Adam Billig Property Ltd, trading as AB Property UK, a company registered in England and Wales (company number [COMPANY NUMBER]), registered office 210 - 222 Hagley Road West, Birmingham, B68 0NP. In these terms, "we", "us" and "our" mean that company, and "you" means the person using the site.

By using this site you accept these terms. If you do not accept them, please stop using the site. We may revise them from time to time by amending this page, so it is worth checking back; the date above shows when they last changed.

02Using this site

You may use this site for your own lawful purposes: reading it, printing pages from it, and contacting us through it. In using it, you agree not to:

• use it in any way that breaks any applicable law or regulation;
• use the enquiry form to send unsolicited marketing, or to submit false or misleading information;
• scrape, harvest or systematically extract content from it, or use automated systems against it, without our written permission;
• knowingly introduce viruses, trojans, worms or other malicious material;
• attempt to gain unauthorised access to the site, the server it is stored on, or any connected server, computer or database;
• attack the site by way of a denial-of-service attack.

We will report any breach of the last three points to the relevant law enforcement authorities and co-operate with them, including by disclosing your identity.

The content of this site is provided for general information about our services. We take care to make it accurate, and we update it when things change, but we do not warrant that it is complete, current or free of error.

Figures, timescales and statistics quoted on the site - including response times, canvassing times and sector data - describe what we typically achieve. They are indicative, not guarantees, and they do not form part of any contract.

Case studies and client testimonials describe particular instructions. Property markets differ by location, sector and moment; past results are not a promise of future ones.

04Not professional advice

Nothing on this site is professional advice, and you should not act on it as though it were. That applies particularly to anything touching on planning, use classes, business rates, lease terms, valuation, tax or the law.

Property decisions turn on the specific site, the specific terms and your specific circumstances. Before you act or refrain from acting on the basis of anything here, take advice from a suitably qualified professional on the facts of your matter. We are glad to be that adviser - but only under an agreed instruction, not through a web page.

05Property particulars

Where this site describes property - available units, sites, schemes or opportunities - those descriptions are issued subject to the following, in accordance with the Misrepresentation Act 1967 and the Consumer Protection from Unfair Trading Regulations 2008:

• they are prepared in good faith as a general guide, and do not constitute the whole or any part of an offer or contract;
• we act as agent and have no authority to make or give any representation or warranty on behalf of a landlord, vendor or any other party;
• measurements, areas, distances and plans are approximate and given for guidance only, and must be verified before they are relied on;
• we have not tested services, fixtures, fittings or equipment, and we give no warranty that any of them is in working order;
• availability, rents, prices and terms are subject to contract and may change or be withdrawn without notice;
• rents, prices and premiums are quoted exclusive of VAT unless stated otherwise, and VAT may be chargeable in addition;
• photographs show only parts of a property as they appeared at the time they were taken, and may have been edited.

Any prospective tenant, buyer or occupier must satisfy themselves by inspection and by their own enquiries as to the correctness of each statement.

06Enquiries and instructions

Sending us an enquiry - through the form, by email, by telephone or by WhatsApp - does not create a contract between us, and it does not oblige us to act for you. We read every enquiry, and if we are not the right firm for the job we will say so and try to point you elsewhere.

A relationship begins only when we have agreed in writing to act, on written terms of engagement identifying the scope of the work, the fee basis and the parties. Until then, no duty of care arises and nothing we say in correspondence should be treated as advice you can rely on.

Please do not send confidential or commercially sensitive information through the enquiry form. Email is not a secure medium, and we cannot guarantee that a message sent to us will arrive, or arrive unaltered.

07Intellectual property

We own or are licensed to use all intellectual property rights in this site and in the material published on it - text, layout, design, graphics, photography and code. Those works are protected by copyright and, where applicable, by trade mark law. "AB Property UK" and our logo are marks of Adam Billig Property Ltd.

You may print one copy and download extracts of any page for your own reference, and draw the attention of colleagues to content on the site. You must not modify copies you have taken, use any illustration, photograph or graphic separately from its accompanying text, or use any part of the content for commercial purposes without a licence from us.

Our status as author of the material must always be acknowledged. If you print, copy or download any part of this site in breach of these terms, your right to use it ceases immediately and you must return or destroy the copies you have made.

Where this site links to other sites or resources provided by third parties, those links are given for your information only. We have no control over their contents and accept no responsibility for them or for any loss arising from your use of them.

You may link to our home page, provided you do so fairly and legally, in a way that does not damage our reputation or suggest any association or endorsement that does not exist. You must not frame this site on any other site. We reserve the right to withdraw linking permission without notice.

In particular we will not be liable for:

This clause limits liability arising from use of the website. Our liability under an instruction to act is dealt with in the engagement terms for that instruction, and is not affected by this page.

How we handle personal data collected through this site - what we collect, why, how long we keep it, and the rights you have over it - is set out in our Privacy Policy. It forms part of these terms, and you should read it before using the enquiry form.

12Governing law

These terms, their subject matter and their formation are governed by the law of England and Wales. The courts of England and Wales have exclusive jurisdiction over any dispute or claim arising out of or in connection with them.

If any provision of these terms is found to be invalid or unenforceable, the remaining provisions continue in full force.
